Department Marketing Statement:

As part of Housing, Dining & Auxiliary Enterprises (HDAE), Residential Operations is responsible for the physical plant administration of all 4.3 million gross square feet in the HDAE portfolio, consisting of residence halls, undergraduate and graduate student apartment complexes, family student apartments, and hospitality facilities that provide housing for over 10,000 students, faculty, and staff on campus. In addition to providing service to residents, Residential Operations provides groundskeeping and hardscape maintenance to over 270 acres of campus, as well as custodial and maintenance services to various University owned facilities including conference centers, administrative offices, the University Center, Events Center, The Club & Guest House, parking facilities, and retail operations that serve on average 21,000 customers daily and host over 150,000 guests annually for conferences and events. For all of campus facilities as well as academic divisions and departments, Residential Operations oversees the functions of Distribution & Logistical Services (DLS) inclusive of Furniture Services, Surplus Sales, Mail Services, Central Receiving and Material Management & Logistics. Residential Operations staff provide 24/7/365 essential services to the campus, and strive to create and maintain a world class campus environment in support of the University's mission.

Brief Summary of Job Duties:

Under the supervision of a supervisor or lead personnel, the incumbent is responsible for performing skilled painting tasks for University owned Residential Halls/Housing and its related buildings at on and off campus locations as outlined below, and may be assigned other duties (including those in other craft areas) to accomplish the operational needs of the department. In compliance with HDAE goals and objectives, affirms and implements the department Educational Equity Plan comprised of short and long term objectives that reflect a systematic approach to preparing both students and staff for a success in a multi-cultural society. Work in an environment, which is ethnically diverse and culturally pluralistic. Works effectively in a team environment.

Qualifications:

Required Qualifications:

  • 4+ years demonstrated work in the painter trade, showing multiple skills within the paint trade. Similar type apartment paintwork experience as well as paint applications to wood and stucco buildings. Knowledge and ability to perform interior and exterior wall repairs to various wall types such as drywall, wire lath, and plaster and stucco. Ability to safely erect, work on, and or operate scaffolding, high ladders, various lifts, power washers, airless and HVLP spray systems, and air compressors. Ability to meet critical timelines and work independently or in teams. Must have effective communication skills. Ability to interact as a team member with sensitivity towards a multicultural work environment.
  • Ability to install and repair wall coverings, ceramic wall and floor tile.
  • Ability to communicate and work well with others.

Job Functions and Percentages of Time:

  • 80% Technical - Selects and applies appropriate paint to surfaces using brushes, spray equipment or rollers. Applies coats of paint, varnish, stains, enamel or lacquer to decorate and protect interior and exterior surfaces, trimmings, and fixtures of buildings. Prepares surfaces for painting by either washing surfaces with approved cleaners or using sandpaper, brushes, or steel wool. Removes old paint using approved paint removers, scrapers, or wire brushes. Fills holes, cracks and joints with putty, plaster or filler. Performs drywall repair, texturing, plastering, repair and replacement of tiles (ceiling, wall or floor) and wall coverings. Removes or protects accoutrements such as flooring, light fixtures, wall plates etc. prior to applying paint. Provides trade assistance to others within the division. Utilizes work cell phone to communicate with the Operations Service Center, supervisor and co-workers. Generates and closes out computerized work orders. Participates in staff training & development workshops, retreats and meetings as determined by supervisor Replaces and installs tile and grout. Lays out and paints letters and designs to make signs and related items.. Performs a variety of other skilled and unskilled tasks outside of assigned trade in support of the DLG and Santa Ynez Maintenance Shop that includes weekend pager duty and occasional overtime required to meet the operational needs of the department.
  • 10% General - May be required to work schedules other than 7:30AM - 4:30PM Monday - Friday, to meet the operational needs of the department. Assists with the development and maintenance of a work environment, which is conducive to meeting the mission of the organization and supports the EEP. Completes job duties in a manner that demonstrates support for the Operations Unit. Initiates communication directly with co-workers and/or supervisor to improve and clarify working relationships, identifying problems and concerns, and seeking resolution to work related conflicts. Complies with the department safety programs. Instructs or leads skilled, semi-skilled or unskilled assistants. Affirms and implements the departmental Educational Equity Plan comprised of short and long term objective that reflect a systematic approach to preparing both students and staff for success in a multicultural society.   • 5% Security - Locks unoccupied areas before leaving them including windows and doors. Safeguard keys assigned by keeping them on your person at all times during working hours and securing them at the end of your shift. Unless on official business, your work keys are to remain on campus at all times. Notifies clients of work status by leaving a door tag in the area if unoccupied.
  • 5% Safety - Understands of safety practices and Environmental Health and Safety policies and procedures including but not limited to the use of and/or working on: Breathing Apparatus, Respiratory Protection, hand and power tools, ladders, scaffolding, and safety harness. Adheres to current safety regulations an precautions as prescribed by the Department of Labor, Occupational Safety and Health Administration, Uniform Building Code, EPA regulations including storage and disposal procedures, common Paint Shop practices and policies and other Federal, State and local agencies. Understands and adheres to the safety practices on use of all hand and power tools associated with painting and other building and maintenance trades. Understands and adheres to current safety practices in relation to proper ventilation and non-smoking rules when applying paints, finishes and other harmful inhalants and flammable substances. Promptly reports on the job accidents to the supervisor. Participates in shop safety programs. Develops, promotes, adheres to safety rules, standards or techniques as an integral part of business. Adheres and implements the 20-minute work rule for all repetitive work tasks.
