General Statement of Job
Under limited supervision, this position is responsible for general maintenance across multiple properties, performing repairs and installations, and recommending subcontractors for serious infrastructural repairs at The Haven on Vine Apartment Community (123 units). The position maintains a host of common property issues, such as electrical, plumbing, and heating.
Duties include direct oversight of all property maintenance operations, including limited project supervision, tenant move-in-out inspections, etc., to ensure smooth and sustainable operations of a developing multifamily affordable housing property. Works under the general supervision of the Community Property Manager and Facilities Manager.
Essential Functions:
* Perform routine and scheduled maintenance across multiple properties.
* Perform repairs, installations of fixtures and appliances, and replacement of damaged systems.
* Diagnose and repair problems with building heat, electricity, and water systems.
* Locate competitive subcontractors for major projects.
* Be on-call to respond to emergency issues.
- Maintain positive, professional, and effective communication with residents, vendors, clients, and guests and respond to maintenance needs of tenants, facilitate resolution of tenant maintenance problems and complaints, and address problems in a timely manner.
- Ensure all maintenance records, including warranty documents are maintained by all legal/ compliance requirements and company policies and/or procedures.
- Assists in the planning, scheduling, and coordinating of major general maintenance, repairs, remodeling, and/or construction projects for the community to ensure that the physical aspects of the community are within the defined standards and enhance curb appeal.
- Perform other duties as assigned.
Minimum Education and Training
Requires a high school diploma or GED equivalent supplemented by one to two years of experience in facilities management or an equivalent combination of education, training, and experience that provides the required knowledge, skills, and abilities. Must possess and maintain a valid state of Florida driver's license. Must be an energetic and motivated individual with several years of professional experience in property management and maintenance and a flexible schedule to respond to emergencies as they arise. Must possess or obtain the most current FEMA 100, 200, and 700 Incident Command System certifications within 6 months of appointment to the job. Minimum Qualifications and Standards Required
Skill Requirements:
Has knowledge of the methods, procedures and policies of the City as they pertain to the performance of duties of the Property Maintenance Technician. Has the ability to comprehend, interpret and apply regulations, procedures and related information. Has knowledge and skills in the areas of electrical, plumbing and mechanic repair and maintenance; general carpentry and construction; and telecommunications system maintenance. Has knowledge of the standard tools, materials and practices of the industry. Has skill in the care and use of required tools and equipment. Is able to make repairs and adjustments to equipment and systems.
Has knowledge of basic mathematics. Has skill in the use of computers for records preparation. Is able to prepare simple records and reports. Is able to read and interpret a variety of materials pertaining to the responsibilities of the job. Is able to analyze problems that arise on the job and prepare related recommendations. Is able to use independent judgment in performing routine tasks. Is able to provide work guidance to assigned co-workers. Is able to provide assistance to various departments, supervisors, co-workers and the general public as needed.
Has the ability to learn and utilize new skills and information to improve job performance and efficiency. Knows how to perform duties in a courteous manner and communicate effectively with a variety of persons as prescribed. Is capable of working under stressful conditions as required. Knows how to react calmly and quickly in emergency situations.
Physical Requirements:
Must be physically able to operate a variety of machines and equipment including a vehicle, computer, hand and power tools, etc. Must be able to exert up to twenty pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects. Physical demands are in excess of those for sedentary work; must be able to remain on feet for periods of time, stoop, kneel, crouch, crawl, push, pull, lift, carry and perform manual tasks. Must be able to lift and/or carry weights of up to 100 pounds.

Working Conditions:
Works indoors and outdoors in all types of weather. Has knowledge of applicable occupational hazards and safety precautions. Is able to work in uncomfortable physical conditions, including exposure to excessive heat or cold, wetness, humidity, odors, smoke, toxic agents, noise, vibrations, dusts, pollen, machinery hazards, electric currents, etc.
