Senior Property and Acquisitions Manager

Purpose
The Senior Property & Acquisition Manager is responsible for maximizing the value and strategic use of company-owned and leased land assets by overseeing property acquisitions, leases, liquidations, financial performance, and compliance. This role manages internal teams, external consultants, agents, brokers, and third parties, negotiates and administers property agreements and leases, and supports business operations through cross-functional collaboration in land use, environmental compliance, and restoration efforts. By maintaining strong relationships with tenants, regulatory agencies, and neighboring landowners, the Senior Property & Acquisition Manager ensures responsible stewardship, operational readiness, and long-term asset value.

Focus & Scope
Essential duties and responsibilities, i.e. those which are basic, necessary, and an integral part of the job, are indicated below:
  1. Manage company property holdings -including land, easements, water rights, and other entitlements- to maximize division and enterprise value.
  2. Conduct financial analysis of owned and leased assets, including revenue tracking, expense management, and asset reporting.
  3. Lead and support the due diligence process for property acquisition and lease negotiations to secure land for mining, reclamation, and long-term operational needs.
  4. Build value-based landowner and tenant relationships leading to property acquisitions, property income, or profitable liquidations.
  5. Bring business development and project management experience to projects leading to land and reserve acquisitions.
  6. Supervise internal property and project managers, ensuring effective tenant relations, lease compliance, project delivery, and rent collection.
  7. Direct and coordinate external consultants, including legal counsel, engineers, property managers, landowners, ranchers, and farmers.
  8. Collaborate with operations, environmental compliance, and land use teams to support ongoing and future mining activities and fulfill reclamation obligations.
  9. Negotiate, draft, and revise property-related contracts and agreements with minimal legal oversight.
  10. Oversee property maintenance personnel and related land improvement projects.
  11. Collaborate with the habitat restoration construction services team, ensuring quality and timely contract execution.
  12. Maintain strong cross-functional partnerships with departments such as land use, geology, environmental, tax, risk management, and operations.
  13. Contribute to company-wide strategic planning and property development initiatives.
  14. Ensure timely and accurate completion of all administrative and regulatory reporting requirements.
  15. Develop and manage property-related budgets and forecasts.

  • Leasing Tenants, Landowners, Outside Counsel, Consultants, Property Managers, Government and Regulatory Agencies, Vendors, and Real Estate Brokers.
Internal Clients:
  • All entities within The Teichert Family of Companies, especially those that fall under the Aggregate and Materials business units.

Role Qualifications & Requirements

Education:
  • A Bachelor's degree in Business, Finance, Property Management, or Real Estate or an equivalent combination of training, education, and experience in the aggregate industry.

Experience and Industry Expertise:
  • Fifteen (15+) or more years' experience in the property acquisition and land management or aggregate industry preferred.
  • Experience supervising a team a plus.
  • Wide range of knowledge of property law, including acquisitions, purchase and sale assessments, letters of intent, easements, licenses, assignments, development agreements, and leases required.

Specific Job Requirements:
  • Successful completion of pre-employment drug, alcohol, and background investigation.
  • Valid Driver's License.
  • Current on all company required safety training.
  • Proficient with Microsoft Office Suite or related software.
  • Ability to preserve confidential and proprietary information and successfully avoid conflicts-of-interests.
  • Must be able to clearly communicate and be understood both verbally and in written form by internal and external customers.
  • Frequent travel to owned and leased properties and plant sites required on a regular basis. Requires occasional overnight travel.
  • Comprehensive knowledge of property management best practices, including revenue generation, royalty rate setting, as well as cost and risk management.
  • Thorough understanding of land use entitlement process.
  • Direct experience at purchasing, leasing, and selling property assets without the need for brokers or consultants.
  • Property management accounting experience, including reporting, auditing, and forecasting.

Equipment Used, Physical Demands, and Work Environment
Equipment Used:
  • General office equipment, computer, telephone, automobile, personal protective equipment (i.e. safety glasses, hearing protection) when visiting plants.
Physical Demands & Work Environment: The physical demands and work environment characteristics are representative of those that must be met by an employee to successfully perform the essential functions of this job.   • Physical: Sitting for long periods of time working on the computer or attending meetings. Job site visits require walking on uneven ground, steep slopes, and exposure to extreme temperature and/or humidity. Some lifting of materials and equipment up to 25 lbs.
  • Work Environment: Typical office environment with adequate temperatures and lighting, low levels of noise. Demands of meeting tight deadlines. Exposed to the conditions of job sites which can include loud noise, dust, fumes, and extreme weather conditions prevalent at the time. May work various hours, including early mornings, dusk or evenings.

BASE SALARY RANGE:
$150,000.00 - $190,000.00
The range displayed reflects the range the company reasonable expects to pay for the position. The actual base salary is subject to variation due to the role, level, geographic location, relevant education, training, or experience, among other factors.
