This position will be located onsite in San Diego, California.
Job Overview
The General Maintenance Worker will provide the daily maintenance operations and activities for all assigned B750 facilities. The incumbent receives and evaluates work orders and requests, investigates requests or problems where appropriate, completes the necessary repairs and maintenance of all plumbing systems.
Responsibilities
Essential Job Duties:
- Maintains various mechanical supply and drains lines; to include but not limited to clearing clogged lines, repair or replacement of plumbing fixtures, conduct preventative maintenance on pumps fixtures, water filters, water heaters, drains and other plumbing appliances. Assist plumbers with both high and low pressure steam appliances.
- Performs basic electrical wiring for water heaters, pumps, HVAC units, and various control devices.
- Plans and layout work from blueprints, drawings, models, and verbal and written instructions.
- Uses a variety of hand tools, portable power tools, and standard measuring instruments.
- Plans, organizes work, and meets all deadlines.
- Performs a variety of tasks in any single day.
- Coordinates with other trade's personnel and the warehouse personnel in the identification of proper and correct materials, parts assemblies, and requirements for a variety of requisitions necessary for the job/task.
- Responds to emergency site maintenance as required.
- Inspects and diagnoses problems to determine corrective repairs.
- Performs on call and preventive maintenance duties as necessary.
- Helps perform periodic stock inventories and prepare material requisitions for replacement items as required.
- Operates customer and company owned motor vehicles and/or other equipment.
- Perform various lower classified duties such as (but not limited to) file maintenance, workspace cleanup, maintain warehouse space and telephone answering as required.
- Supports other department staff as needed or directed.
- Assists other trade groups in daily operations where required.
- Adheres to the established company safety and personnel policies and standard operating procedures.
- Ability to work overtime as needed.
- Maintain numerous mechanical, electrical and electronic components; including a full range of Heating, Ventilation, and Air Conditioning systems present in the facility.
- Use various tools, testing instruments and equipment to install, inspect, repair, maintain, adjust and troubleshoot various pieces of electrical equipment to include the following: common electrical, low voltage, to include 115/120V, 220/230/240V, 208V, 277V, 460/480V, single or three phase, 60Hz; wiring, conduit, electrical boxes and covers, pull boxes, safety disconnects, panelboards and circuit breakers, electrical devices, fuses, cable trays, interior and exterior lighting, controls, motors, ballasts, relays, starters, variable frequency drives, transformers, etc.
- Must be able to diagnose and correct problems throughout the entire system by adjusting controls to recommended settings and testing the performance using necessary special tools and equipment.
- Will service and operate all types of residential, commercial and industrial air conditioning and refrigeration equipment, climate controlled automation systems, energy management control systems and program control systems.
- Interacts professionally with contractors, vendors and corporate staff members, maintains effective working relationships in cooperation with the Chugach management team to meet the mission objectives. Keeps supervisor apprised of unique situations and problems encountered.
- Performs other duties as assigned, including assistance to custodial staff, as necessary.
Job Requirements
Mandatory:
- High School diploma or equivalent.
- Four (4) years' experience in one or more of the following construction trades: painting, carpentry, plumbing, masonry, or electrical.
- Ability to read, write and speak English proficiently.
- Possession of valid driver's License with acceptable driving record pertinent to the position.
- Ability to obtain access to U.S. Government Installations through the Defense Biometric Identification System (DBIDS).
Working Conditions:
- Work is performed mostly indoors. Outdoor work is subject to temperature extremes and inclement weather conditions.
- Work hours are subject to change, with weekend work or overtime as needed.
- Subject to hazards that may cause personal bodily harm; diseases, cuts, bruises, burns, common colds, influenza, dust, odors, and elevated noise levels.
- Tasks may be performed on elevated, uneven, inclined, hard, and soft-carpeted floors, cement structures and surfaces, including building rooftops and elevated passageways.
- Must be able to work under, in or around buildings, structures, or fixtures, such as ducting systems, attics or crawl spaces.
Physical Requirements:
- While performing duties of this job, the employee is occasionally required to stand and/or walk for long periods at a time, sit, use of hands and fingers, handle, or feel objects, tools or controls, reach with hands and arms, climb stairs, climb ladders, balance, stoop, kneel, crouch or crawl, talk or hear, or smell.
- The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by the job include close vision.
