Description

UDR, Inc. and its affiliated companies are seeking a Floating Maintenance Manager to join our team! In this role, you will support three of our exclusive apartment communities across the North Shore and Metro North regions:



  • 14 North (Peabody, MA)
  • Inwood West (Woburn, MA)
  • Bradlee Danvers (Danvers, MA)


This is a dynamic position perfect for a skilled leader who enjoys variety, hands-on problem solving, and traveling between close-knit properties to maintain high community standards.

Key Responsibilities



  • Multi-Site Oversight: Manage daily maintenance operations, work orders, and turnover schedules.
  • Team Leadership: Supervise, train, and mentor on-site maintenance technicians and porters.
  • Preventative Maintenance: Implement and monitor preventative maintenance programs to keep building systems running efficiently.
  • Vendor Management: Coordinate with external contractors for specialized repairs, capital improvements, and turn assistance.
  • Safety & Compliance: Ensure all properties adhere to local building codes, OSHA regulations, and safety standards.
  • Emergency Response: Share on-call rotation responsibilities to handle after-hours maintenance emergencies.


Qualifications



  • Experience: Minimum of 3-5 years in residential property maintenance, with at least 1-2 years in a supervisory or manager role.
  • Technical Skills: Strong proficiency in plumbing, electrical, appliance repair, carpentry, and smart-home technology.
  • Communication: Excellent interpersonal skills to effectively collaborate with property managers, residents, and vendors.
  • Mobility: Must have a reliable vehicle and a valid driver's license
  • Certifications: HVAC/EPA Certification (Type II or Universal) is preferred; CPO (Certified Pool Operator) is a plus.

Hourly Range:



  • $38/hr. - $40/hr., depends on experience + 10% bonus potential
