Summary of Job Description:

The CFT Real Estate Investment & Development Associate supports the real estate team by providing financial analysis and project execution support for current and future development projects.This position works on active development projects, including ground up multifamily projects (Type III & Type V) and Type I Office to Hotel adaptive reuse projects.The RE Investment & Development Associate works closely with the real estate leadership team, A&E consultants, general contractors, and hotel operators from pre-development through stabilization.This position facilitates the annual budget/business planning process and recommends modifications to the annual budget and business plans based on analysis results.

Job Responsibilities:

  • Development & Financial Analysis: Supports development projects from pre-development through stabilization. Builds financial models and return analyses, tracks budgets, schedules, entitlements, permitting, construction progress, and key milestones, and coordinates with project partners. Monitors hard and soft costs against GMP contracts, change orders, and contingency budgets. Prepares monthly draw packages and lender and management reports. Evaluates risks, opportunities, and performance to inform investment decisions and project delivery.
  • Acquisitions & Transactions: Plays a leading role in new development investment originations, independently driving financial analysis, underwriting, and preparation of Investment Committee memos and presentations. Manages discrete workstreams within the transaction process, including due diligence coordination, engagement with internal and external parties, and onboarding of new development acquisitions, with limited oversight from senior team members..
  • Market Research & Industry Knowledge: Maintains a current and sophisticated understanding of macro-economic conditions and trends across property sectors, real estate capital markets and development field. Proactively translates research into relevant insights that inform development-level strategy and new investment decisions.
  • Communication & Presentations: Prepares and presents materials for internal and external audiences, including Investment Committee presentations, reporting packages, and ad hoc analyses. Communicates findings and recommendations clearly and confidently to senior leadership, and is increasingly comfortable fielding questions and driving discussion.
  • Relationship Development: Actively cultivates a growing network of external real estate professionals, including architects, general contractors, apartment and hotel operators, brokers, and lenders., while maintaining strong internal relationships across asset management, leasing, property management, and other functional teams.
  • Special Projects & Internal Tools: Contributes to the improvement of internal databases, analytical templates, and processes. Takes initiative on firm-wide special projects.

Your background & experience:

  • Bachelor's degree in Real Estate, Finance, Economics, Business, or related field required
  • Minimum five years of relevant work experience, preferably in real estate or finance.
  • Successful completion of initial and periodically required training
  • Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.

Pay Range: P3: $108,500 - $152,500 / Annual

* Within the range, individual pay is determined using various factors, including work location and experience.
